Q. What is the Utah Apartment Association?
The UAA is a non-profit trade association devoted to assisting residential rental property owners, managers, operators, and companies providing services to owners. For over 70 years the apartment association has helped with education, forms, government affairs, and in boosting the profile and public image of the industry. The UAA currently represents nearly 60,000 units and 1,500 owner companies.
Q. Who are members of the Utah Apartment Association?
The UAA is composed of residential rental property owners, managers, operators, employees and companies who do business with or for rental property owners. Our members range from owners of single family homes to large management companies with thousands of apartments.
Q. What benefits do regular members have access to?
UAA regular members receive access to a multitude of benefits including:
• Utah relevant forms and notices
• Booklets and publications including guides on managing rental property in Utah and the bi-monthly UAA journal magazine
• Access to highly trained professional staff who can help answer member questions and provide support
• Free monthly seminars in both Salt Lake and Ogden on legal issues, management techniques, and other relevant issues
• Government affairs representation in all 245 Utah municipalities
Q. Do you have classes for new regular members?
Yes. The UAA has developed a Property Management 101 course for owners and managers and has taught the class to over 1,500 rental owners. This highly acclaimed class is also taught to realtors and continuing education credit is available.
Q. What is the cost of regular membership?
Because of the large number of UAA members, the cost of pooling so many resources can be spread out among many members at a very affordable cost. The small cost of membership will save owners many times the cost in time savings, use of proper forms, and proper education. Owners consistently say they save money by having a one stop shop for answering questions, ordering forms, and maintaining their education.
Annual costs for regular members are as follows:
• 0-9 units $99
• 10-24 units $175
• 25-50 units $225
• 51-99 units $315
• 100 units or more $375 base + $1 per unit
Units are the number of rental units owned or managed (ie, a duplex = two units).
Q. Does the UAA provide legal advice for its members?
The UAA provides coaching and counsel on management practices and for dealing with landlord/tenant issues such as evictions, abandonment, and breaches of contract. There are also many trainings and classes where help is provided. However, UAA counsel and support is not to be considered legal advice. We advice you to seek your own legal counsel when necessary.
Q. What Geographical area does the UAA cover?
The UAA covers the entire state of Utah and has members in practically every city throughout the state.
Q. What types of rental units do you deal with?
The apartment association deals with all residential rental units, from basement or accessory apartments to single family homes as well as larger apartment communities.
Q. Is the UAA a part of the National Apartment Association?
Yes. We are an independent affiliate of NAA and UAA members have full access to all NAA benefits including the award winning Units Magazine.
Q. When are the monthly meetings?
The Northern Utah general membership meetings are held usually the 3rd Thursday of each month at the Weber/North Davis Realtors Association at 5703 S 1475 E in South Ogden, while the Salt Lake general membership meeting is held the 4th Thursday of the month at the UAA training facility at 448 E 6400 S # 460 in Salt Lake. We also have periodic meetings in other parts of the state. Call the UAA for more information.
Q. What are the UAA office hours?
Monday through Friday 8:30 am to 5:30 pm.
Q. How do I get UAA forms?
UAA forms are available to regular members and are available on-line through a subscription to the on-line service, or can be purchased in triplicate form through the UAA office in Salt Lake or at Gage Froerer Century 21 real estate in Ogden at 2641 Washington Blvd # 101.
Q. Can non-members access UAA forms?
No. Use of UAA forms is a benefit of membership and is not available to non-members. It is strictly prohibited for non-members to use UAA forms or for UAA members to share forms or UAA created resources with non-members.
Q. Why are UAA benefits and resources restricted to members?
Funding for UAA resources, operations, events and staff is provided exclusively by members. In essence, UAA members have created a pool of resources through their funds and efforts. We invite every person or company who does business in this industry to become a member and have access to this pool of resources.
Q. Do UAA members receive discounts from UAA vendors?
Often times – yes! Many UAA vendors do give discounts to members. For information on these discounts or for pricing, contact them individually.
Q. Does the UAA help tenants also?
Yes, and no. The UAA provides tenants with information on common rental questions. We hesitate to give definitive answers regarding behavior of landlords because we never know the full story, but
we do help tenants understand their rights and owner responsibilities. We do not field complaints, investigate claims, or mediate between landlords and tenants. We will, however, help suggest to tenants the appropriate agency or clearinghouse for their issues.
